COVID-19 Tenant Protections

The state and many counties and cities have enacted orders that protect renters during the COVID-19 crisis. However, despite the headlines, there is NO statewide eviction moratorium. The protections are evolving as courts and the state, cities, and counties clarify existing orders and new orders are issued.  

To take full advantage of existing protections, we recommend the following:

Tenants still owe rent; if you can afford to pay rent you, do so..preferably on time.

If you cannot pay all of your rent you must notify your landlord in writing no later than seven days after the rent is due. Keep copies of what you send and any response you receive.

Gather and keep all documents that show your inability to pay your rent. This can include pay stubs that show a loss of income, notes from your employer related to your reduction in hours or income, notice of school closures if you need to stay home, and/or medical documents that show any COVID-19 impact on you or someone in your care.

Some cities and counties have passed special rules that provide additional protections that can help you stay in your home. Check with your city and county government to see if additional protections exist where you live.

The Governor’s order does not stop landlords from filing eviction cases.
If you receive an eviction notice because you cannot pay your rent due to reasons related to COVID-19, you must take the actions outlined above to secure your rights. Doing so may help you obtain an extension and be protected against lockout by the sheriff.

  • Is easy to use—it takes less than 5 minutes to set up your profile and 2 minutes or less to connect to a provider
  • It’s private–no information is collected about children and we don’t display providers addresses
  • Is available in English and Spanish 
  • It’s worker centered – Carina features text-based profile updates and travel time by public transport
